Position Summary

The Director of Asset Management is responsible for maximizing the financial and operational performance of Workforce Housing Group's real estate portfolio. This role oversees asset-level strategy, business plan execution, financial performance, and value-creation initiatives across the portfolio. The Director will work closely with property management, acquisitions, development, and capital markets teams to ensure assets achieve targeted returns while aligning with the company's long-term investment objectives.

Key Responsibilities

Asset Strategy & Performance

Lead asset management strategy for a portfolio of workforce and affordable housing properties.

Develop and execute annual business plans, budgets, and long-term hold strategies for each asset.

Monitor asset performance against underwriting, budgets, and investor return targets.

Identify and implement value-add opportunities, including operational efficiencies, capital improvements, and revenue enhancement initiatives.

Financial Management & Reporting

Oversee property-level financial analysis, including cash flow, NOI growth, and capital expenditures.

Review monthly, quarterly, and annual financial reports; analyze variances and recommend corrective actions.

Prepare and present asset performance reports to senior management, investors, and lenders.

Support refinancing, recapitalization, and disposition strategies in coordination with capital markets and executive leadership.

Property & Operations Oversight

Partner with property management teams to ensure operational excellence, compliance, and resident satisfaction.

Review leasing performance, occupancy, rent growth, and expense controls.

Ensure compliance with regulatory requirements applicable to workforce and affordable housing (e.g., LIHTC, local housing programs, or affordability covenants, as applicable).

Oversee major capital projects and renovations, ensuring timelines and budgets are met.

Team & Cross-Functional Leadership

Serve as a key liaison between asset management, acquisitions, property management, development, and finance teams.

Mentor and manage asset management staff, as applicable.

Contribute to acquisition due diligence by reviewing underwriting assumptions, operating risks, and value-creation strategies.

Qualifications

Education & Experience

Bachelor's degree in Real Estate, Finance, Business, or a related field; MBA or advanced degree preferred.

8–12+ years of experience in asset management, real estate investment, or portfolio management.

Direct experience with multifamily, workforce housing, or affordable housing assets strongly preferred.

Proven track record of managing assets through full lifecycle ownership, including stabilization, refinancing, and disposition.

Skills & Competencies

Strong financial modeling and analytical skills; advanced proficiency in Excel.

Deep understanding of multifamily operations and real estate investment fundamentals.

Experience working with third-party property managers.

Excellent communication and presentation skills, with the ability to convey complex financial information clearly.

Strategic thinker with a hands-on, detail-oriented approach.

Ability to manage multiple assets and priorities in a fast-paced environment.
