**What You'll Do:**
As the Pre-Construction and Estimating Project Manager, you will lead business development, estimating, and pre-construction processes, ensuring smooth project transitions and outstanding client service. Your key responsibilities will include:
- **Client and Sales Management:** Develop competitive budgets and estimates for projects ranging from $1 million to $5 million, contribute to bid calendars, and maintain strong client relationships.
- **Project Coordination:** Work closely with the pre-construction and estimating team to gather vendor and subcontractor proposals, clarify project scopes, and manage RFIs and submittals.
- **Financial Oversight:** Ensure proposals meet target gross margins while maintaining profitability throughout the buyout phase.
- **Brand Standards Compliance:** Stay up-to-date with hotel brand standards and ADA regulations to ensure estimates align with design and operational requirements.
- **Information Management:** Perform on-site and digital takeoffs, organize project contacts, and maintain accurate documentation.
- **Client Development:** Represent the team at client meetings, site visits, and kick-off events, continually enhancing client satisfaction and retention.
**What You Bring:**
- 3-6 years of experience in estimating or pre-construction within a fast-paced, deadline-driven environment.
- Experience as a general contractor or subcontractor is highly preferred, with hotel construction or tenant improvement experience being a plus.
- Bachelor's degree in Construction Management, Engineering, Architecture, Finance, Business Management, or equivalent experience.
- Proficiency in estimating and project management software, as well as Microsoft 365.
- Exceptional communication, problem-solving, and analytical skills.
- Ability to manage complex processes with precision and maintain composure under pressure.
- Willingness to travel up to 25% for site visits and client meetings.

**Compensation:**
The base salary range for this position is $90,000 to $135,000, with actual salaries varying based on factors such as academic achievements, skills, and experience. This salary range is just one component of the overall compensation package offered, and decisions will be made on an individual basis.
